St. Petersburg Neighborhood Housing Services (SPNHS) is funded in part through the National Foreclosure Counseling Program and has provided FREE foreclosure prevention counseling to over 1200 homeowners in Tampa Bay during the past two years. This program was developed to assist the large number of homeowners behind on their mortgages due to the devastating effects of the current economic recession.

A recent government survey of 400,000 homeowners who sought FREE foreclosure prevention counseling through the program found that over 76% were able to keep their homes. Troubled mortgage holders are strongly encouraged to seek counseling early to have the best chance of avoiding foreclosure. There is no need to pay a private company for these services.

To provide you the best chance of avoiding foreclosure, we recommend you complete our Three Step Program.

The SPNHS HomeOwnership Center is an innovative approach to providing all the services and training that customers need in one location to shop for, purchase, rehabilitate, insure and maintain a home. Customers include renters, first-time homebuyers, and homeowners in need of affordable financing for housing renovation or repair.

SPNHS uses a system that enables local partners, including lenders, insurers, construction specialists, government agencies, and non-profit organizations to work together in providing homeownership opportunities for families who might not qualify for - or know how to obtain - conventional mortgages.

This is a comprehensive system for homebuyer development to assist families into homeownership and help ensure their long-term success as homeowners.

Tips Before Applying for Low Income Housing
  • 1. Research all of the different low-income housing programs available in your area. There are a variety of federal, state, and local programs that offer low-income housing assistance. Each program has its own eligibility requirements and application process, so it is important to do your research to find the program that is right for you.
  • 2. Get all of your documentation in order: When you apply for low income housing, you will need to provide documentation of your income, assets, and household composition. This documentation may include tax returns, pay stubs, bank statements, and birth certificates.
  • 3. Be careful and accurate on all information provided: Any false or misleading information on your application will most likely result in your disqualification.
  • 4. Waiting Lists: The waiting lists for most, if not all low-income housing programs is long. Do not limit yourself to only apply to one apartment location.

Qualifications: Do you qualify to live here?
To qualify for low income housing in Florida, you must meet the following income requirements:

Your household income must be below 80% of the area median income (AMI). The AMI is updated annually by the Department of Housing and Urban Development (HUD) and varies by county.

You must have a valid Social Security number or Individual Taxpayer Identification Number (ITIN).

You must be a U.S. citizen or a legal immigrant.

In addition to the income requirements, you may also need to meet other eligibility requirements, such as:

- You must not have been evicted from any public housing or Section 8 housing in the past three years.
- You must not have any outstanding felony convictions for drug-related offenses.
- You must not be a registered sex offender.
