Iron County Housing Commission provides housing assistance to low income residents through the management of programs such as Low Rent Public Housing and the Housing Choice Voucher Program - Section 8. These programs are income based and the eligibility guidelines are set by HUD. Tips Before Applying for Low Income Housing

  • 2. Get all of your documentation in order: When you apply for low income housing, you will need to provide documentation of your income, assets, and household composition. This documentation may include tax returns, pay stubs, bank statements, and birth certificates.
  • 3. Be careful and accurate on all information provided: Any false or misleading information on your application will most likely result in your disqualification.
  • 4. Waiting Lists: The waiting lists for most, if not all low-income housing programs is long. Do not limit yourself to only apply to one apartment location.

Qualifications: Do you qualify to live here?
To qualify for low income housing in Michigan, you must meet the following income requirements:

Your household income must be below 80% of the area median income (AMI). The AMI is updated annually by the Department of Housing and Urban Development (HUD) and varies by county.

You must have a valid Social Security number or Individual Taxpayer Identification Number (ITIN).

You must be a U.S. citizen or a legal immigrant.

In addition to the income requirements, you may also need to meet other eligibility requirements, such as:

- You must not have been evicted from any public housing or Section 8 housing in the past three years.
- You must not have any outstanding felony convictions for drug-related offenses.
- You must not be a registered sex offender.

These numbers above represent 100% of the Federal Poverty Rate. In order to get in some apartments the 100% rate changes to things like 200%. In these cases, you will only need to multiply the rate in each category by 2.

    The iron county housing commission can be somewhat helpful to people in search of low-cost housing. However, they also have a "fraud package" with the city of crystal falls. I will elaborate. The utilities dept. Of the city of crystal falls makes you pay a ridiculous amount for water and electricity. Those amounts are set in stone. You are automatically going to be overpaying no matter what you do. The total is always around 90-100 dollars. If you only use a fraction of that, they soak you anyway. I had a bill for over 244 dollars and i wasn't even there and everything in the home was off and unplugged. I asked the ichc about it and they basically admitted it was a scam. They told me that i'd have to just pay it, no matter what. When hud looked into this, magically, some long-time employees "resigned. " there is another issue with the ichc i'd like to address. The ichc was also investigated by hud for overcharging residents for anything they could. They would even go so far as to make up phony gas bills, which they "claimed" residents did not pay. The ichc would even fill out blank checks to appear like they actually paid. But, when dte is contacted, you can easily see that the ichc was just trying to collect the money they did not have any right to. Beware!
