Fort Mill Housing Services is a HUD Apartment. HUD residents usually pay 30% of their gross income for rent. The rent amount, less approved HUD deductions such as medical and child care expenses, and other allowances, includes a utility allowance. HUD Residents also may choose to pay what is known as flat rent. The HACC works with applicants to determine which rent arrangement is best for them.

The Offices of Affordable Housing incorporates the Housing Authority of Fort Mill as the primary corporation.  This office also includes Fort Mill Housing Services, Inc., which is a non-profit management company for affordable housing.  Community Housing, Inc. is also housed here as a development company for the subdivision of Avery Lake, located herein Fort Mill backing up to the Anne Springs Close Greenway.

The Housing Authority of Fort Mill operates 141 apartment homes in the developments known as Nature Trail Crossing, Anderson Place, and Harris Hills; plus a couple of scattered sites.  Overall, there are 6 efficiency apartments, 42 one bedroom apartments, 38 two bedroom apartments, 53 three bedroom apartments / houses, and 2 four bedroom houses.

The affordable housing wait list is closed as of June 5, 2015.  All of the apartments have central air and heat.  Washer /Dryer hookups are available except in the 130 building, which has a coin operated laundry, and the town homes only have washer hookups; outside clotheslines are available.  Gas stoves are in all apartments, as well as gas water heaters.  Most have gas heat except for Anderson Place. Children would attend Fort Mill Elementary, Fort Mill Middle, Nation Ford High School, or River view Elementary, Gold Hill Middle, or Fort Mill High Schools.  Several hospitals are within a fifteen mile radius from Piedmont Medical in Rock Hill, SC to Carolina's Medical in Pineville, NC.  There is no public transportation available, however there is an Access bus available for Medicaid patients throughout York County, SC.  As a bedroom community of Charlotte, North Carolina, Fort Mill offers the advantages of a big city in the close vicinity while still having a small town appeal.

The Housing Authority of Fort Mill also operates the Housing Choice Voucher (Section 8) program.  The HCV Section 8 program is now closed.  No applications have been taken for the Section 8 program since 2011.  However, if you are choosing to port to Fort Mill, please contact the Section 8 Coordinator.  The Housing Choice Voucher program assists eligible families to obtain rental assistance within the Fort Mill township, including Tega Cay, and Indian Land. Tips Before Applying for Low Income Housing
  • 1. Research all of the different low-income housing programs available in your area. There are a variety of federal, state, and local programs that offer low-income housing assistance. Each program has its own eligibility requirements and application process, so it is important to do your research to find the program that is right for you.
  • 2. Get all of your documentation in order: When you apply for low income housing, you will need to provide documentation of your income, assets, and household composition. This documentation may include tax returns, pay stubs, bank statements, and birth certificates.
  • 3. Be careful and accurate on all information provided: Any false or misleading information on your application will most likely result in your disqualification.
  • 4. Waiting Lists: The waiting lists for most, if not all low-income housing programs is long. Do not limit yourself to only apply to one apartment location.

Qualifications: Do you qualify to live here?
To qualify for low income housing in South Carolina, you must meet the following income requirements:

Your household income must be below 80% of the area median income (AMI). The AMI is updated annually by the Department of Housing and Urban Development (HUD) and varies by county.

You must have a valid Social Security number or Individual Taxpayer Identification Number (ITIN).

You must be a U.S. citizen or a legal immigrant.

In addition to the income requirements, you may also need to meet other eligibility requirements, such as:

- You must not have been evicted from any public housing or Section 8 housing in the past three years.
- You must not have any outstanding felony convictions for drug-related offenses.
- You must not be a registered sex offender.
